This is my story about selling my own home.

We all have blind spots when selling our homes. As a professional Real Estate Advisor, I guide my clients through a process of understanding how to appeal to the best buyers. When it was my turn to sell, I proudly posted my house on Compass Private Exclusive.

The hot real estate market has taught me to think more strategically to minimize the stress on my pets - Neffi and Elton.

I received a few inquiries right away from my Compass Agent colleagues.

Feedback in order:

1. Agent came to preview and could not wait to call her clients to get them here quickly.

2. Clients with their Compass Agent: Feedback: He LOVED it, she thought it was too modern.

3. Agent 1 came back with her super excited clients. Feedback: They thought the house was beautiful, but they could not see themselves living in it. "You will have no trouble selling, just not the right fit for these clients"

I thought about the feedback and followed up with agent #1 to ask more probing questions about why they could not see themselves living here.

Receiving feedback is hard for most sellers, but I had a chance to make adjustments before going on the public market if I listened.

For example, some people are sensitive to certain smells. This ranges from pets to smoke to moisture, air fresheners, foods, etc. If we know this it can be corrected.

Back to my house...

The confusion was the layout. Not that there was anything wrong with it, but our décor offered too many things to look at compared to most North Wilmington homes that are traditional and predictable in some ways. The distraction was not helping buyers see themselves here.

If my house was in California, Seattle or even Philly, this would have gone differently, but learning from reality is a Compass principle that keeps on giving:)

We further neutralized the décor to highlight the unique features of the house. Less is MORE! The hubs also cleared out his workshop, which was a bit of a battle before.

With my newfound confidence, we went on the market at a higher price and were overwhelmed by the response. We received 9 offers!

We stopped showings. I continued to receive notes and phone calls from buyers and their agents for weeks after accepting an offer asking if I would call them if anything changes.

Looking back, without Compass Private Exclusive, this story may have ended differently. We sold for $64,000 above our original list price. Better yet, we were overjoyed by the responses. We can rest easy knowing the new owners love the house as much as we did.
